PETS
Compliance with Laws: At ORS24, maximum of one house dog and cat is permitted per residence. The Resident shall comply with all applicable Thai laws, regulations, rules and orders with respect to the keeping of pets.
The mature size of dogs should not exceed 45cm high, except with prior permission from the management and unless the appropriate Lease addendums have been prepared.
Failure to comply with Thai law and/or the guidelines this document may result in termination of the Lease Agreement.
Pet Surcharge: Please note that there is a pet surcharge applicable to cover additional cleaning and disinfecting requirements for the apartment, during and after the stay.
Should the pet cause excessive damage and / or cleaning and sanitation needs to the premises, the management reserves the right to deduct from the security deposit the amount required to cover the cost of such additional damage / cleaning and sanitation needs not covered by the pet surcharge.
Control of pets in Public Areas: Pets are not allowed in the lobby and public areas at any time except during entry and exit of the building. The pet must be under control by the use of a correctly fastened leash at all times whilst in a public area, and the pet owner is expected to control the pet in the vicinity of other residents. Pets are NOT allowed in the Resident’s Lounge, the restaurant, nor any other covered public areas of the property.
Roof Top Area: Pets MAY NOT be brought up to the roof-top area at all.
Nuisance, Damage and Injury: Pets should not cause any damage to any facilities. Nor may the pet cause any discomfort,
annoyance or nuisance to other resident in the ORS24.
The pet owner will be strictly liable for any damage caused to the premises, as well as for any
injury to any person by the pet, and shall indemnify ORS24 from all the losses and expenses
resulting from such.
Sanitation
All dogs and cats must be housebroken. The pet is not to be allowed to urinate or defecate in
any covered area of the property. All pet waste must be removed and disposed of properly,
including any waste on the drive-way.
Abandonment: The Resident shall not abandon the pet, nor leave it for any extended period without food or
water, or otherwise fail to care for it at any time.
